However, because of the buzz around all these residential areas, finding the “gold mine” for investors is turning to be harder than they had anticipated.</p>
<p>Another contributing factor is that some areas are not yet fully developed. This applies to property that’s been in one family for generations and still passed on to the next generation. This land needs the correct resources and is the perfect spot for zoning. <a title="Cape Town Development" href="http://www.capetown.gov.za/en/sdf/Pages/default.aspx">Developing land </a>has the best investment rewards because of the appreciation value of land that’s awarded every year; any investor is bound to be smiling all the way to the bank.</p>
<p>The Cape Peninsula’s Southern Suburbs is one area in the mother city that’s forced investors to develop the area in a different way. Investors interested in the area choose to buy a block of houses, demolish them thus acquiring bigger land, which is perfect for development. Areas that attract the most attention are suburbs acquired by students, which offer the most in returns.</p>

<p>Spectators are now coming in numbers to support not only the Boks but other teams as well. This all started right before the <a title="Fifa World Cup" href="http://www.fifa.com/worldcup/index.html">FIFA World Cup </a>in 2010 where the number of spectators went up. This has also indicated that Newlands is unable to accommodate the growing number of spectators, which is set to grow an extra 50%. This growth comes as no surprise as Newlands holds great sentimental value to the Cape Town rugby teams whom have shared years of triumph on the Newland grounds.</p>

<p>Newlands has been a home to a number of rugby teams; hence, it’s no longer in the best condition for such a gruesome sport. This decision lies with The Western Province rugby body that has to decide what’s best for the rugby teams and growing number of spectators. The body can choose to sell the property thus making a substantial profit. If the property were to be sold then teams would have to migrate to the Cape Town Stadium.</p>
<p><a title="Greenpoint Stadium" href="http://www.sa-venues.com/2010/cape-town.htm">Greenpoint </a>also has the capacity to accommodate 100 corporate suites, now this is a small number when compared to Newlands. Corporate and executive suites bring in a lot of revenue for the union hence accommodating them is of importance.</p>
<p>In order to accommodate these executives a “business club” needs to be set up, where seating for large numbers can be reached. This seating is reversed for corporate sponsorship, which then benefits the union. The decision to move to Greenpoint is beneficial to rugby teams, supporters and the union will benefit in the end. In addition, Cape Town sport gets more exposure thus generating more hype for them.</p>
